Minto developed MiraBay on the eastern shore of Tampa Bay with roughly 1,700 homes, a full-service marina, a waterfront clubhouse and a private beach, built from 2003 onward and still adding phases.

The housing range is wide inside one community — townhomes at one end, waterfront estates well past a million at the other, often within a few streets of each other.

Canal and lagoon homes can reach Tampa Bay by boat, which puts real traffic on the water through the holidays.

What works here

Newer construction, taller geometry, one shared standard.

The newer build stock means cleaner roof geometry than the older Apollo Beach canal streets — longer uninterrupted runs, more consistent pitches, and fewer surprises once someone is actually up there. It also means taller two-story elevations that need the right access equipment rather than a stretch from a short ladder.

Inside a gated master plan, displays are seen against each other. A house lit to a higher standard than its neighbors stands out considerably, and one lit carelessly does too.

The lagoon and canal frontages carry the same two-elevation logic as the rest of Apollo Beach — street and water both count. Holiday lighting MiraBay that ignores the water side is only half finished.

Do you have gate access for MiraBay?

Access and any community notice requirements are arranged during the walkthrough, before install day.

Are there HOA or CDD rules that affect lighting?

Some communities have guidelines. We ask and work inside whatever applies rather than finding out afterwards.

Can you light the lagoon and canal elevations?

Yes, and on those lots it is worth doing. Boat traffic through December is real.

Do you work on the townhomes as well as the estates?

Both. The design scales to the property rather than starting from a fixed package.
