MiraBay runs from townhomes up past million-dollar waterfront estates behind the gate, with a marina and a private beach club at the center of it. The newer construction there tends to have taller, cleaner roof geometry — good for long unbroken runs, harder to reach without the right ladder work.

The original canal neighborhoods off Apollo Beach Boulevard are a different animal entirely. Lower rooflines, mature landscaping, docks and seawalls, and neighbors who can see each other across the water. What you put up gets read from two directions here: the street side and the canal side.

Waterset and Andalucia sit inland and higher, with newer builds and tighter lots. Symphony Isles is gated and waterfront with its own character again.

What works here

Lighting that reads from the water as well as the street.

On a canal lot, half your audience is in a boat. A display designed only for the driveway leaves the back of the house dark, and on these streets that shows. We plan both elevations during the walkthrough.

Palms do most of the work in Apollo Beach. Sabals and queens through the older streets, taller specimens in MiraBay, and the wrap height needs to match the house rather than default to whatever the ladder reaches. Roofline runs on two-story stucco need clips that hold in salt air and wind off the bay.

Holiday lighting Apollo Beach also means working around HOA and CDD rules in the master-planned communities. We handle the questions before install day rather than in the middle of it.

Do you work inside MiraBay and the gated communities?

Yes. Gate access, HOA notice and any community rules get sorted during the walkthrough so install day is just install day.

Can you light the dock and seawall side as well as the street?

Yes, and on canal lots we usually recommend it. The water side is visible to every neighbor across the canal and to anyone on a boat.

How tall are the palms you can wrap here?

We wrap everything from short sabals to full royals. Above roughly twenty-four feet the work moves from ladder to lift, which is planned in advance rather than discovered on the day.

When should Apollo Beach homes book?

September and October give you the most choice. By November the calendar is filling and specific dates get hard to hold.
