Snell Isle was built around a golf course and a bayou, and the homes reflect that — generous frontage, circular drives, Mediterranean and modern estates side by side, and enough setback that the whole facade reads from the street at once.
Old Northeast is the opposite geometry. Narrow brick streets, hexagonal paver sidewalks, bungalows and two-story historics packed close, with porches that sit right at the front of the lot. Lighting there is intimate and detail-driven rather than broad.
Shore Acres and Venetian Isles run canal-front on lower-lying ground. Tierra Verde sits out toward the mouth of the bay with the highest median home price in the county and a lot of open sky behind every roofline.
