The community was dredged and filled in the mid-century, laid out as a set of connected islands off the Memorial Causeway, with almost every lot touching water and most homes carrying a dock.

Lots are compact by waterfront standards and the streets are narrow, which puts houses closer to each other and to the road than on mainland estate streets.

The causeway is the single access point, which means construction and delivery traffic all funnels through one route — a real scheduling factor in December.

What works here

Every display is seen from three directions.

On a canal lot with houses opposite, a display is seen from the street, from across the water, and reflected in the canal itself. That reflection effectively doubles anything lit near the waterline, which is either a strong asset or an unplanned mess depending on whether it was designed for.

Compact lots mean restraint matters. What reads as generous on a half-acre mainland lot reads as crowded here, and the neighbors are close enough for it to matter.
